NOTICE OF PUBLIC HEARING

Notice is given to all interested persons that the Plan Commission/Zoning Board of Appeals of the Village of Maywood will hold a Special Meeting and Public Hearing beginning at 7:00 PM, or as soon thereafter as the business of the Plan Commission/Zoning Board of Appeals permits, on January 5, 2023, in the 2nd floor Village Council Chambers, 125 South 5th Avenue, Maywood, IL  60153 to consider a request from James Parrilli (on behalf of FHE, LLC), who is seeking to rezone a portion of the property located at 1600 S. 10th Avenue, Maywood, Il 60153 from its current designation of I Institutional Zoning District to C-3 General Commercial Zoning District in order to erect an electronic billboard on the portion of rezoned property.  While the Village of Maywood’s Zoning Ordinance allows for billboards within the I – Institutional Zoning District, the state of Illinois requires that electronic billboards be erected on parcels that are zoned as commercial or industrial.  The only portion of the property proposed for rezoning is the portion on which the billboard will be placed; the remainder, including the school building, will remain under its present I-Institutional Zoning District designation. Village of Maywood Resolution R-2020-36 was adopted on October 6, 2020 approving an application for an electronic billboard by FHE, LLC and the approval and execution of an electronic billboard sign agreement by and between the Village of Maywood and FHE, LLC.

The Property for which the rezoning is sought is legally described as follows: 
 
BEING A RESUBDIVISION OF LUTHERAN SEMINARY BLOCK IN LUTHER SEMINARY ADDITION TO MAYWOOD, BEING A SUBDIVISION IN THE NORTHEAST QUARTER OF SECTION 15, TOWNSHIP 39 NORTH, RANGE 12 EAST OF THE THIRD PRINCIPAL MERIDIAN, ACCORDING TO THE PLAT THEREOF RECORDED SEPTEMBER 13, 1910 IN BOOK 106 OF PLATS, PAGE 38 AS DOCUMENT 4625693, DESCRIBED AS FOLLOWS:
 
PARCEL 1:  commencing at the northeast corner of said block, being the intersection of the south line of van buren street with the west line of 10th avenue in maywood, illinois; thence south along the west line of 10th avenue a distance of 598.05 feet to the north line of harrison street; thence west along the north line of harrison street a distance of 549.09 feet to a point of beginning of the tract of land herein described; thence north on a line parallel to the west line of 10th avenue for a distance of 208 feet; thence west on a line parallel to the north line of harrison street for a distance of 65 feet; thence south on a line parallel to the west line of 10th avenue for a distance of 208 feet; thence east along the north line of harrison street for a distance of 65 feet to the point of beginning, in cook county, illinois.
  

During the Public Hearing, the Plan Commission/ Zoning Board of Appeals will hear testimony from and consider any evidence presented by persons interested to speak on this matter.  Public comments, testimony and objections are welcome on the proposal and zoning relief being requested when received by email or in writing by the Community Development Department prior to 4:00 p.m. on the day of the meeting.  Emailed comments may be sent to the Community Development Department - Michele Kitch at mkitch@maywood-il.org.  Written comments may be submitted to the attention of the Village Planner at 40 Madison Street, Maywood, Illinois 60153.
 
The Public Hearing may be continued from time to time without further notice, except as otherwise required under the Illinois Open Meetings Act.  The proposal and zoning relief sought may be added to, revised, altered or eliminated as a result of the Public Hearing and prior to final action by the Corporate Authorities of the Village of Maywood.
